There are many types of home inspections but almost all are only focusing on one aspect such as the roof, damp or key services including gas, water and electric. A qualified surveyor will however inspect the general structure of the property whilst also identifying any potential areas of concern linked to all other specific aspects within the property some of which have been mentioned above.
The findings following a survey should enable you to make a balanced decision in terms of the purchase price, taking into consideration any recommendations provided by the Surveyor relating to relevant repairs which may be considered necessary and any associated costs to rectify.
The duration of a survey depends on factors such as the property’s size and complexity.
The time taken at an inspection will very much depend on the size of the property and its general state of repair. The poorer the condition the more time will need to be spent conducting further investigations.
Our surveys are based on an inspection of the visible and accessible areas of the property on the day in question. When furniture etc is in place this can sometimes restrict accessibility. However, our surveyors are aware of particular defects to watch out for in properties of certain ages, styles, and general construction.
Following their inspection, our surveyors will then contact the client to provide a brief verbal overview of their findings and the detailed report will then be sent out within 7 working days of us having visited the property.
Firstly, not all surveyors are suitably qualified to provide advice on valuation. At Cheke & Co our surveyors retain all relevant accreditations so a level 2 survey report would not only contain advice in terms of general construction and condition etc but also include their opinion of the current market value at that time. The more detailed level 3 survey report would not normally include any reference to market value, but this can be requested of the surveyor in advance of their visit at an additional charge as would be the case with any other suitably qualified surveyor.
